Consultation on controversial plans to transform a historic Ripon site into 75 new homes has been put on hold for legal reasons.
Ripon City Council’s planning committee were set to discuss the issue on Monday, January 28 but were forced to push back consultation until February 11.
The new application is a revised version of a proposal to build 91 homes on the site, which Ripon housing developers Newby Management withdrew after a barrage of complaints from nearby residents.
A Newby subsidiarity development company, Ripon Property Development Ltd, now proposes to demolish the old site and erect 21 fewer dwellings.
A spokesman for building firm Ben Bailey Homes – working alongside Newby to build on the former auction mart site on North Road and disused Station Inn pub site – said the 75 homes proposal was a “sizeable reduction”.
But councillors and residents remain dissatisfied with the revised application.
Speaking at the planning meeting, Coun Mick Stanley told the committee: “It is quite clear this is unsuitable for a housing development. It was an auction mart for a long time and there was reason for that.
“It makes no economic or community sense whatsoever and I would urge you to throw the application out.”
Writing to Harrogate Borough Council, resident Sarah Swift said she is “extremely concerned” about the effects of the project on properties bordering Magdalen’s Hill field. She highlighted the gypsum and peat problems on the site, which can affect ground stability.
